How Long Does it Take to Get Into an Albuquerque House ...

?How Long Does it Take to Get Into an Albuquerque Home? is the second video in my series of videos for home buyers. There are three important steps that happen after your offer is accepted on an Albuquerque home. They are the home inspection, the appraisal, and the final walk through inspection.

In addition to explaining what happens which each step, I talk about how each step is there to protect you from getting a home that?s either in bad condition or that?s overpriced.

Once you?ve found the house that you want to make your home, it?s going to take about thirty to forty-five days to get you into it. There?s still several steps in the process that have to happen before I can give you the keys.

The first one is really important, it?s the home inspection. We hire a home inspector to go into the house and look it over from top to bottom. He should walk on the roof and make sure the roof is in good condition, he should run the furnace, the swamp cooler or refrigerated air unit and make sure there?s no problems that we may have overlooked when we were just caught up with looking for the right home. He really gives it a detailed, thorough look.

The next step is one that we won?t be there for, that?s the appraisal inspection. The bank is going to hire an appraiser to go out and verify that the house is worth what you?re going to pay for it. It?s a big protection for you. It?s a protection for the bank but even more for you because, of course, we don?t ever want to overpay for a property.

The third step is the walkthrough inspection. That?s when we go back into the house the day or two before closing just to make sure that any repairs we had asked for were completed, and to make sure that nothing got damaged when someone moved out and to make sure it?s nice and clean and ready for you to move into.

Once all three of those steps have happened we go to the closing table, typically it takes 45 minutes to an hour. After it?s all wrapped up I?ll give you the keys to your new house and give you the go ahead to move in. Typically, it takes about 30 to 45 days.
